Tenant Selection Guarantee

What the Tenant Selection Guarantee Covers:

Should a tenant selected by Rental Results breach their tenancy agreement or Residential Tenancies Act 1986 and subsequent amendments, Rental Results will cover the costs of taking the tenant and/or their guarantor to Tenancy Tribunal.  This includes the Tenancy Tribunal application fee and any time involved with preparation for court and attendance.  This also covers Tenancy Tribunal appeals and re-hearings if necessary.

As per our standard management contract, we will find, select, sign up and carry out the initial inspection for a new tenant at no cost to the landlord.

Of course, we can't cover all of your investment risks.  So here's what the Tenant Selection Guarantee Does Not Cover:

  1. Any matters caused by or through the action or inaction of the landlord.
  2. Cost of debt recovery or court fees relating to collection.
  3. Any and all legal fees pertaining to the case where it is prudent to engage council.
  4. Costs for advertising and credit checking for new tenants if required.
  5. Of course, it is not the same as a rent guarantee.  We can't guarantee rents are paid, but we do have great rent collection procedures, so this isn't usually an issue.

Your obligations:

Maintenance is usually the biggest concern tenants have.  To keep on the right side of Tribunal, Rental Results recommends all investors take care of maintenance issues in their properties as they arise.  Maintenance that is not done can result in tenants issuing ‘14-Day-Notices to Remedy,’ and may result in compensation or exemplary damages being paid to the tenant via Tribunal.  To avoid 14-day-notices and other consequence, we strongly suggest essential maintenance is conducted in a timely manner.  If an investor has instructed us to act against our recommendation and it results in a Tenancy Tribunal hearing, our time in relation to that matter will be charged to the investor.

The trades-people we use are independent contractors and are expected to have their own indemnity and/or public liability cover in place.  We only use trades-people we trust.  If you have any concerns about our trades-people, we want to know.

It is vital you won't try to interfere with the tenancy in any way, especially visiting unannounced, or making agreements with the tenants without our prior knowledge.  You wont engage in any activity that may lead to an award being made against you, or exemplary damages awarded.  Believe us, that isn't pretty.  If in doubt, talk with us first.

Rental Results will not act outside the laws of New Zealand.  For example, we will not discriminate on family circumstances or ethnicity.  We will not act against our code of ethics, or conscience.  We will try our best to create win-win situations and expect everyone we deal with to do the same.

As we do things 'by the book' and are prepared with the evidence required for Tenancy Tribunal, you are highly likely to be awarded the money required to cover your costs.  We also have methods of finding tenants who may try to skip their obligations, so you don't miss out on money you are owed.
