Full Property Management Fees

Full Property Management Costs:

We hate hidden fees as much as you do, that's why Rental Results promotes transparency and honesty in business transactions.  We like to keep things simple to understand.  We offer quality and value with our service, and fees are calculated as follows:

  • 9% + GST on rent collected – You pay nothing when your property is vacant or no rent is being paid.  This means we actively fill properties with good tenants and follow up arrears quickly.
  • 9% + GST on maintenance – to save you money, we aim to minimise repair costs and pass on discounts obtained from our suppliers.
  • $37.50 + GST per property inspection – know what is happening with your property. Inspections include photos and comprehensive written reports emailed to owners, and any incidental maintenance performed at time of inspection. We recommend 3 monthly inspections to keep on top of any issues.

We pass some items on to the owner at cost.  These are:

  • Property advertising – what it costs is what you will pay. Nothing extra.
  • Credit checks – we get these at a great price and pass the savings on.

When comparing property managers, it is important to compare "apples to apples." Ask if the following are included as part of the fee, or whether they are an extra cost.  Lots of small costs can add up so make sure you know where you stand.

We don't believe in hidden costs, that's why all these things are a part and parcel of our service:

  1. Inspection Photos: We consider this a vital part of tenant management.
  2. Marketing Photos: An essential part of getting great tenants is great photos.
  3. Admin Fees: We do not charge for phone calls, emails, NZ postage, or bank fees.
  4. Monthly Fees: You won’t get monthly costs on top of management costs.
  5. Meeting Tradespeople, Valuers, etc. on site: This is part of the maintenance commission.
  6. Travel Costs: It isn't your problem the distance we need to travel to your property, why should you pay for it?
  7. Initial Inspection with Tenant: This is vital to having a successful tenant relationship, and ensuring tenants treat the property appropriately.
  8. Suggestions for Improvements: We want your property to be easy to find great tenants for, so we will tell you what works, and what doesn't.
  9. Maintenance Schedule: You need to know what is coming up to help you budget, and we need maintenance done to keep tenants happy and minimise your vacancies.  We help you forcast big expenses.
  10. Sale of Property: You won’t be penalised for adjusting your portfolio.  We will work with salespeople and wrap up tenancy issues as part of our management service.
  11. Finding Tenants: This is all part of the service for clients taking full property management.  We don't charge extra to fill your property with good tenants.
  12. "For Rent” Sign: If your property is positioned well for foot and vehicle traffic, a sign will work to attract tenants.  This is  a great way to let people know the property is available for rent.  Speak to us about whether this will fit your circumstances.
