Here’s what others have said about the Rental Results talks:

“Many thanks for your talk recently at the Nelson Property Investors Association group.  My husband and I have been going to the meetings for a few years and I can honestly say it was definitely one of the best, if not the best presentation I’ve been to at Property Investors meeting – so interesting, informative and practical.  My husband was even telling Terry tonight how much he enjoyed it and that he could’ve listened to you for another hour!  Fair dink! That’s something coming from him!    Pam Meadows”

Who's driving your Ferrari?  How to pick the right tenant every time.

Your investment property costs a lot of money.  Why would you give the keys to just anyone?  In this talk we will share some fool-proof ways to vet your tenants prior to taking them on to reduce the chance of any bad eggs.  If you don't have much experience of choosing tenants before, or you've had a bad experience, this talk is for you to help you lift the bar and get great tenants every time.

Your tenants will make, or break, your investment property.  In this seminar you’ll learn how to sift the wheat from the chaff with some sure-fire tools to see if tenants come with a history you’ll be happy to be a part of.  Together we will cover:

  • Discrimination – how to avoid the bad kind, and what you should be discerning about
  • Application forms – why they are your new BFF
  • Tenancy Tribunal checks – tricks to find even the most elusive order
  • Reference Checks – who to talk to, and what to ask them
  • Credit Checks – why these are worth every penny, and how to get them
  • Guarantors – why you should get these whenever possible.

“I attended your very good talk last Tues night.  I manage a number of our own properties, along with my partner.  I totally agree that tenant selection is very important, so am keen to receive a copy of your notes on discrimination.  Situations do get a bit tricky at times, and it pays to be prepared with a system one sticks to.  Your talk was so good. Thanks for your forthright manner.  Nora Flight”

The Snooping Landlord:  How to make inspections work for you and your tenant.

Lots of landlords hate doing property inspections, and lots of tenants hate having them.  They don't need to be that way, and in fact can be a wonderful relationship building tool, and help keep your property and tenants in the best of health. This shocking presentation will highlight issues many landlords overlook, due to lack of awareness or lack of inspections.  The presentation will demonstrate why prevention with timely maintenance is much better than a too-late cure.  If you are not sure about inspections, you need to attend this seminar.

“I realized I really need to lift my game with my landlord role after hearing your presentation last night.  Thanks for the boost   i.e.  kick-in-the-pants.  Greg Carson”

Who wants to be a Millionaire?  How property builds real wealth

This isn't a 'how to' as much as 'how I did it'.  This talk uses real figures and events from my own life story to show if I can from my unconventional background, anyone, including you, can do it too.  Be prepared to be entertained as well as surprised at the dips and troughs this story follows to lead to a successful investor outcome.  I hold that property is not a 'get rich quick' idea, but anyone who wants to, and is prepared to do what it takes (which frankly, isn't that much), can be a million dollars richer in just 10 years.

The fine print: I'm not an investment advisor. This is my story with the more entertaining warts left on.  The market changes, but the lessons remain, you'll need to apply those yourself, for richer or poorer.

Premium Property Promotion

There are lots of properties being advertised to tenants.  How do you make yours stand out over the rest?  This talk is jam packed with tips and tricks to put together a professional advert to attract the kinds of tenants you want to your properties, renting it sooner and for a higher return.

Let’s face it, most ads you see don’t really cut the mustard to create a sense of longing and urgency.  In this entertaining talk, you’ll learn about:

  • The most popular radio station in the world, and how to tune into it
  • AIDA – it’s not an opera, but a useful tool for structuring and testing your adverts
  • Point of Difference – why they are necessary to point out
  • Examples of bad Ads – hopefully you won’t recognise your handiwork in these real life examples
  • Examples of good Ads – copy the text and the flow, lots of ideas to make your own
  • Taking decent photos – tips from the pro’s

This talk is essential if you are not confident putting together an ad, find you are getting the wrong type of person, or want to make your life easier in selecting tenants.

“Goodness you really gave it to us.  Thanks ever so much for sharing your wisdom with us.  Andrea has been looking at your adverts and pulling them apart stealing what good ideas she can find.  Glenn Morris, Glenn's Vacancies

About the Presenter:

Jackie Thomas-Teague is a buy and hold investor, purchasing her first investment property in 2000.  Jackie and her partner have done a lot of their own renovations and maintenance.  Jackie started painting at age 3 with her parents, who were serial renovators.  In her youth, she never lived in a finished house for more than a month before it was sold and the next renovation started.

Jackie became a property manager in 2004 and founded her own property management company, Rental Results, in 2008 on the foundation of property management excellence.  Rental Results punches above its weight in the marketplace and continues to grow strongly.

Jackie’s team are ‘property geeks’ as all are passionate about what they do.  Jackie gives regular seminars in Wellington and around New Zealand for landlords on how to manage their own properties better.

In her spare time, when not renovating or managing other peoples properties, Jackie is the former President of the Wellington Property Investors’ Association, and small-farmer.
