Tenant Finding Service Fees

The tenant finding service or 'casual let' is when Rental Results finds and signs up a suitable tenant for your property, and you, the owner of the property, manage the day-to-day aspects of your tenancy.  We believe all investors deserve to have the best tenants for their property, and we are experts at selecting them.  While properties we manage have the same care taken in selecting great tenants, the cost of finding a tenant is part of our standard management fees.

Benefits of our Tenant Finding Service:

  • Saves you time - you don't have to meet all prospective tenants and tyre-kickers
  • Saves you phone calls - In times of high demand, it is not uncommon to have over 50 calls a day about a property
  • Removes the Stress - you do not need to make the hard decisions
  • Know they have been thoroughly checked - don't rely on 'gut instinct' to get a good tenant
  • Have the paperwork completed properly - rely on our experience to make a firm, enforceable, agreement.

The property manager will:

  • Assess likely achievable rent and verify with owner
  • Advertise the property appropriately
  • Qualify prospective tenants at their initial inquiry
  • Negotiate suitable times to show property with out-bound tenant(s)
  • Arrange to meet tenants at the property to show it, interview tenants, and complete application form
  • Process applications, checking references, Tenancy Tribunal, & credit history of most suitable applicant(s)
  • Assist owner to fill in the tenancy agreement, bond form, and book initial inspection with tenants
  • Arrange bond to be sent to Bond Processing Unit
  • Inform unsuccessful applicants of outcome
  • Invoice you - it’s a tax deductible expense.

A casual let is performed for a fixed fee of one week’s rent*, plus GST plus advertising and credit check expenses (passed on at cost).  Depending on the location of your property and demographic, advertising will be placed in the following:

*Minimum charge $400 + costs.  The cost of the tenant finding service is paid by the property owner, or with agreement, by tenants breaking a fixed term lease.  Please note, our priority is for managed properties, so at times of high demand we may decline to take on casual lets.  If you want the peace of mind that comes with our great tenant selection, consider getting full property management.

Please note: if we are engaged for a casual letting service, but you secure a tenant through other means or withdraw the property from the rental market, we will charge for time and costs incurred.  As we do not manage the tenancies with the Casual Letting Service, unfortunately our Tenant Selection Guarantee cannot apply.  We will take all usual care to secure you a great tenant.
